Preparing For Your Property Photography
The Kitchen
Clear all pots and pans away, pet bowls etc. Keep worktops clear and clean. Remove any water spills. Clean cooker tops and hoods. Remove post it notes and magnets from the fridge. If you have appliances on the worktop ensure if they need to be plugged in that the cables are neat and tidy. If they don’t need to be plugged in then remove them. Less clutter helps any buyers see the potential the property has. Having a nice place setting on a table can increase the impact the kitchen has. Keeping the room as neutral as possible helps the client see what it would be like when they place their stamp on it. Lastly ensure all bulbs are working and are of the same power.
The Living Room
Without doubt the focal point of any property and the place where you’ll spend the majority of your time. Keep cushions uniform and pleasing to look at. Remove any CD’s, DVD’s and remote controls. Tidy any cables and if you can, remove them so they aren’t visible on the photographs. If you have a fireplace ensure it’s clean and tidy - along with anything on your mantelpiece as this will be a huge selling point for your property. Don’t forget any personal photographs will be on show on your estate agents website if they are on your property photographs. Rugs should be pulled tidy and windowsills clear. If you have flowers pop them in a vase and display them, as this will add a dash of life and colour to your photographs. A neatly placed book on a coffee table won’t go amiss.
Bathrooms
Bathrooms, are sometimes the smallest rooms in the house and sometimes the darkest too. Mirrors help brighten up small rooms and bounce light around but ensure you keep any mirrors clean and free from smears. If you keep towels in the room during the photography, enure they compliment the colour of the bathroom and are hung clean and tidy. If you have fantastic towel rails then pop the towels away and show these off. Toilet roll should be hung tidely, toilet seats down, sinks clear of soap bits and bath sponges etc all removed and placed out of the way.
The Bedroom
Bedrooms need to be bright and airy. Keep bedding as simple as you can. Plump up pillows and cushions and if you can ensure they compliment the colour scheme of the room. Ensure bedside tables are clear and tidy. Remove any clothing, including dressing gowns off the back of doors. If you can see underneath of the bed, ensure it’s free from boxes and vacuumed. Remove anything from the top of wardrobes. The odd ornament will look good to help show the room is lived in. Bedrooms can be quite small so the key is to ensuring anything that adds clutter is removed.
The Dining Room
Your potential buyers need to be able envisage what this room would be like with their dining room table. Keep your table clean and if the room allows, having it set with a dinner service looks great. If not, some flowers in the centre of the table look good too. Keep chairs pushed in uniformly so they look tidy. Again clear windowsills and remove anything personal you don’t want to be included on the photographs.
Outdoors
We will photograph your property from a few different angles and if possible also include drone photography to enhance this even more. Move rubbish bins, clean up anything lying around such as rubbish, old building or gardening materials and ensure your grass has been cut. If possible remove washing lines or at the very least washing.
